CARAVANS - Open to the Public

I just noticed a new sign in front of one of my competitor's offices announcing their weekly tours of all new listings, and soliciting the participation of Buyers by adding "Public is Welcome". Until yesterday, I had always thought of Caravans as tours just for an Office's Agets to become familiar with one another's Listings . . . . not for snagging Customers.

I hadn't heard of this ploy being used before; but we're kind of in the backwaters . . . . and I can't hear everything; but has this been going on in other markets ?

Seems like a fairly obvious mechanisn for obtaining leads. I'd imagine the "Public" has to register, be qualifed, and somehow be assigned to an Agent who'll accompany them henceforth everywhere they go, until they either buy or die.

Anyone seen this technique employed elsewhere, and care to comment on the success it has had . . . . or problems it has encountered being administered ?
